What should the customer know about your pricing (e.g., discounts, fees)?
We offer a thorough inspection for one simple price! We also happily offer Military, Teacher and Referral discounts!
What is your typical process for working with a new customer?
We ask for the client's full name, email, number and address of the property to be inspected. We also ask for agent's contact information for clients who wish to have their real estate agents involved. After settling on a time and day for the inspection, clients will receive an email confirmation once the inspection is scheduled with the seller's agent. Clients will be notified once inspector has arrived at the property and for added convenience, they will also receive a text when Inspector is about 30 minutes from finishing the report onsite. Clients can then proceed to the property to go over the report with the inspector.
What education and/or training do you have that relates to your work?
Our inspectors hold professional licenses in the state of Texas. They are also trained for Infrared Thermal Imaging, Termite Inspections, Septic Inspections, Pool and Spa Inspections and more. Their education is continuous.
How did you get started doing this type of work?
We are proud to be a family owned business. Both Luis and Josette Chavez run TOP Inspectors. After being a school teacher for 12 years, Luis has been working as a home inspector for 4 years and has performed over 1,000 home inspections. Luis has also helped establish two other successful home inspection companies in the San Antonio area. Luis has the heart of a teacher, he wants to educate the buyer/owner about their current or potential home and he wants to make sure they understand his findings. Both Luis and Josette work as a team to help potential home buyers realize their dream of owning a home.
What types of customers have you worked with?
We have worked with home buyers, home sellers, buyer's who are building a new home, real estate agents, investors, renters and landlords.
Describe a recent project you are fond of. How long did it take?
We inspected a 3.2 million dollar home in Austin for an investor. It was a beautiful dream home and we were able to find things in the home that saved our buyer a lot of money. It helped him purchase this dream home with confidence! We are now his "go-to for future investments".
What advice would you give a customer looking to hire a provider in your area of work?
We highly advise that you look for quality of work over quantity of price. You want to make sure your inspector has experience on the field by simply asking questions like: 1. How long have they been doing inspections? 2. Do they do this full-time or part-time? 3. What additional services do they offer besides the general home inspection (etc. Termite inspection, Infrared Thermal Imaging, Digital Foundation Plot, Septic inspection, Pool/spa inspection)?
What questions should customers think through before talking to professionals about their project?
Think about what could cost you more if left unnoticed or unaddressed. Purchasing a home is the biggest investment that a person will make in their life-time and getting a good quality inspection is key for a confident and successful purchase.
